Chapter 3 - The Loan Melissa Never Approved
Melissa owned a small apartment property in Clintonville.
Eight units.
Nothing glamorous.
Her grandfather left it to her before she married Brent.
She managed it carefully.
Mortgage nearly paid.
Equity around $900,000.
Brent called it:
“Our retirement building.”
Melissa corrected him every time.
“My building.”
I used to think that exchange was playful.
It wasn’t.
The lender email referred to a proposed $760,000 commercial line of credit.
Borrower:
MERCER OUTPATIENT HOLDINGS LLC.
Members:
Brent Mercer.
Dr. Wade Mercer.
Collateral package included a proposed lien against Melissa’s apartment property.
Her electronic signature appeared on preliminary consent documents.
She denied signing them.
The lender requested confirmation.
Melissa responded:
I DID NOT AUTHORIZE THIS. DO NOT CLOSE.
The transaction was scheduled for Monday.
She died Sunday morning.
The funeral was arranged for Wednesday.
Fast.
Very fast.
Brent explained:
“Melissa hated the idea of being kept around.”
Maybe true.
Still convenient.
Then investigators found messages between Melissa and Brent.
Melissa:
Why is my building in Wade’s loan file?
Brent:
It’s temporary security.
Melissa:
I said no.
Brent:
We’re married. Stop treating everything like yours versus mine.
Melissa:
Because some things ARE mine.
Then:
I’m calling the lender Monday.
Brent:
Don’t blow up my brother’s life over paperwork.
There it was.
Wade’s outpatient surgical center was failing.
Insurance reimbursements were slower than projected.
Two physician partners had left.
Equipment leases remained.
The new credit line would refinance debt and stabilize operations.
Melissa’s building made the package significantly stronger.
But she had refused.
Her refusal did not automatically explain her death.
It explained why Brent and Wade had a reason to fear what she would do Monday morning.
Then the autopsy preliminary findings arrived.
Melissa had not died from a mysterious sudden infection at home.
