Chapter 13 - TRACT 17B FINALLY GOT A CLEAN NAME
The title case took almost a year.
Old deed.
Old settlement documents.
Historic corporate records.
Survey evidence.
Affidavits.
Ruth's files.
Caroline’s correspondence.
No single piece solved everything.
Eventually, the parties reached a court-approved resolution that clarified ownership and access rights around Tract 17B.
Caroline's deed turned out to matter.
Not exactly as I first imagined.
Legal questions existed about delivery and later conduct.
But the settlement recognized my estate-derived interest sufficiently to prevent anyone treating 17B as unquestioned HOA property.
The HOA formally disclaimed ownership it could not support.
That alone erased years of casual map-making.
The utility corridor required negotiation with me and other relevant rights holders.
Voss could still pursue development.
He could not pretend the path already belonged to him.
That was enough.
Then an infrastructure consortium made an offer.
Not for my house.
For a limited negotiated easement across the properly defined corridor.
Professional appraisal.
Engineering protections.
Restoration obligations.
Compensation.
Natalie asked:
“What do you want?”
A year earlier I would have said:
Nothing.
Because Brenda wanted it.
That would have meant she still controlled me.
So I evaluated the offer on its merits.
Drainage impact.
Noise.
Construction access.
Future property value.
Neighborhood consequences.
We negotiated.
Hard.
Then signed.
Not for six million dollars.
Not even close.
Enough to matter.
Enough that Caroline would have made me read the agreement twice.
I read it four times.
Part of the compensation funded attorney fees and repairs.
Part went into savings.
And part I placed into a neighborhood legal-aid fund for homeowners challenging questionable HOA actions.
Denise refused the first time I suggested naming it after Caroline.
“She’d hate that.”
I smiled.
“She really would.”
So we called it:
THE SYCAMORE HOMEOWNER REVIEW FUND.
