Chapter 12 - FRANK FINALLY STOPPED SAYING HE WAS “JUST THE CONTRACTOR”

Frank cooperated further.

Not heroically.

Because his lawyer explained exposure clearly.

His company had accepted repeated HOA work directed by his wife.

Some charges were justified.

Others were poorly documented.

He had benefited.

“I didn't know about the Voss arrangement at first,” he said during a recorded deposition.

“At first?”

“Later, I knew Brenda was talking to him.”

“Did you know she was targeting homeowners?”

“I knew she wanted certain properties cleaned up.”

Natalie asked:

“Cleaned up physically or acquired?”

Frank looked miserable.

“Both.”

There it was.

Not conspiracy movie language.

Just enough knowledge to make innocence impossible.

Brenda's removal from the HOA became permanent.

The board hired outside management.

Conflict-of-interest rules were strengthened.

Emergency entry onto private property required clearer legal authority.

Homeowners received better appeal procedures.

Dale Pruitt did not become king of the HOA.

I refused every suggestion that I run for the board.

Melissa laughed.

“You caused all this and now you're leaving us?”

“I designed industrial compressors for thirty years. I know when machinery should be handed to somebody qualified.”

“Coward.”

“Yes.”

Aaron Voss's companies denied directing unlawful conduct.

His attorneys argued that purchasing properties and seeking access was legal commercial activity.

That was true in the abstract.

The problem was Brenda’s methods and what Voss knew about them.

Civil litigation moved.

Government agencies reviewed some financial and HOA records.

Potential criminal issues were for prosecutors, not neighborhood gossip.

I stopped predicting outcomes.

Natalie had infected me.

Then Brenda sent one settlement proposal.

She would waive certain claims connected to the Cadillac collision if I agreed not to oppose access negotiations involving 17B.

I stared at it.

“She still thinks this is about her car.”

Natalie said:

“No. She thinks you still want peace more than leverage.”

Caroline's old question returned.
