Chapter 7 - The Pattern Was Bigger Than Jasper

Nina’s forensic accountants traced the suspicious vendors backward.

Some existed before Jasper married Isabella.

That changed the timeline.

Three shell subcontractors had been incorporated almost five years earlier, when Blackwood Development was still run by Jasper’s father, Richard Blackwood.

Adrian Pike had worked for the company then too.

“So Jasper inherited the scheme?” I asked.

“Maybe,” Nina said. “Or inherited the mechanism and expanded it.”

Isabella remembered something from early in her marriage.

Jasper once joked that his father taught him the first rule of real estate:

Debt is only dangerous when the wrong person sees it.

She had laughed.

She did not laugh now.

Another clue came from Dad’s old foundation files.

The Montgomery Foundation owned the Brooklyn waterfront parcel because our father bought contaminated industrial land in the 1990s and later placed it into the charity for community redevelopment.

Jasper’s flagship Blackwood Harbor project surrounded it on three sides.

Without long-term access across the foundation parcel, one phase of his development could not proceed as designed.

Suddenly his pressure on Isabella had two purposes.

The property gave him collateral.

It also gave him control over the one piece of land his largest project depended on.

Nina found emails showing Jasper had tried for three years to persuade the foundation to sell.

Isabella always refused because independent appraisals said Blackwood’s offers were below fair value and the community plan required affordable housing.

“He married me before those offers,” Isabella said.

She looked physically sick.

“Do you think that’s why?”

“I don’t know.”

I meant it.

Jasper could have loved her and later become controlling.

Human motives are often uglier because they overlap.

Isabella remembered him crying at our father’s grave.

She remembered Sunday mornings when he made pancakes.

She remembered the first time he slapped her.

None of those memories erased the others.

Then Adrian Pike abruptly took personal leave.

His attorney contacted federal prosecutors the same afternoon.

He wanted to discuss cooperation.

Jasper’s CFO was preparing to talk.

And before doing so, he asked prosecutors a strange question:

“Did Mrs. Blackwood’s automatic notice already go out?”

Except Isabella.
