Chapter 9 - The Building Richard Needed Caleb to Buy

Richard Miller’s property-management company looked successful from the outside.

It wasn’t.

One rental complex in particular was bleeding money.

Thirty units.

Deferred maintenance.

High vacancy.

A loan approaching maturity.

Estimated sale value:

About $1.8 million.

Richard needed liquidity.

Then Margaret Price died.

The trust notice arrived.

Caleb’s professional trustee allowed certain investments if they were demonstrably for his long-term benefit and independently reviewed.

Richard proposed something through outside counsel.

A family investment vehicle would purchase his troubled rental complex.

Caleb’s trust would fund part of the acquisition.

Richard would receive sale proceeds.

Then stay on as manager.

Conflict stacked on conflict.

The professional trustee had not approved it.

Then Nora began requesting guardianship and trust records.

Two days later, I arrived at the Miller house.

Suddenly Richard’s panic made financial sense.

If my parental-rights challenge reopened old paperwork, then everything attached to Caleb’s legal household could be reviewed.

The adoption consent.

Trust reimbursements.

The proposed related-party property purchase.

The false claims used to obtain money.

One claim was especially strange.

The $48,000 home modification.

Records said Caleb suffered from severe sleepwalking and behavioral episodes requiring a specialized safe environment.

Caleb’s pediatric records showed no such diagnosis.

The contractor invoices described:

Reinforced fixtures.

Modified bathroom.

Specialized interior door.

Safety hardware.

When Detective Cole compared the invoices to photographs from the back bedroom, her expression changed.

The physical work matched.

The same room where I spent eleven weeks restrained had been renovated partly using money reimbursed from Caleb’s trust.

Still, Mara was careful.

“We need to know when the work was performed and why.”

Because there were two possibilities.

One was horrifying:

They built the room specifically for me.

The other was more complicated.

Which made what Richard had done somehow worse.
