Chapter 9 - The Plan Existed Before the Affair

Natalie requested a meeting through counsel because her licensing and employment were now under review.

She was not looking for friendship.

Good.

Neither was I.

She brought messages.

Some helped her.

Some did not.

That made me more likely to trust the packet.

Natalie claimed Leo approached her about financing months before their affair began.

He described the house as:

“My wife’s inherited property, but effectively our family residence.”

He wanted to understand cash-out options.

Natalie asked whether I was participating.

Leo said:

“She’s conservative. I handle the strategy.”

I never knew.

Then came a message from three months before their affair.

Leo:

NEED ROUGH NUMBERS IF PROPERTY APPRAISES AT 1.3–1.4.

Natalie:

DEPENDS ON EXISTING LIEN AND BORROWER QUALIFICATION. IS HANNAH ON BOARD?

Leo:

SHE WILL BE ONCE THE INVESTMENT SIDE IS READY.

Not:

She is.

She will be.

Then another.

Leo:

WISCONSIN TIMING MATTERS. IF THAT PARCEL MOVES FIRST, WE MISS IT.

There it was.

The Madison land.

Natalie said:

“I thought this was a family investment.”

“You never spoke to me.”

“No.”

“So what exactly did you believe?”

She looked ashamed.

“That your husband had your consent to explore options.”

“And later?”

She stopped.

“Later I stopped asking enough questions.”

That answer was at least accurate.

The affair began months afterward.

Once it did, Leo’s plans changed again.

He started considering divorce.

But not before the refinance.

Natalie:

WHEN DO YOU TELL HER WE’RE SERIOUS?

Leo:

AFTER THE HOUSE CLOSES.

Natalie:

YOU CANNOT TAKE THAT MONEY AND THEN LEAVE HER.

Leo:

I’M NOT TAKING IT. I’M INVESTING IT.

Natalie:

WITH HER HOUSE.

Leo:

FOR FAMILY WEALTH.

There it was again.

The Mercer rule in polished corporate language.

If Leo’s plan succeeded, he believed future profits would make the means forgivable.

He did not see himself as stealing.

That made him more dangerous, not less.

Then Natalie produced one final email.

Leo had drafted a funding schedule before my surgery.

Refinance.

Pay Agnes’s obligations.

Fund Chloe’s condo deposit.

Cover personal credit lines.

Place part into the medical-distribution venture.

And allocate a separate amount toward a Wisconsin acquisition entity.

The exact structure had not been completed.

But the intent was documented.

My house was not one desperate solution invented after my pregnancy complications.

It had been the softest asset in a capital plan.

And according to Emily, Leo had identified it fourteen months earlier.

The major twist no longer depended on a secret relative suddenly appearing.

It depended on what Leo already knew.

He knew Evelyn had accused his family of the same pattern.

He knew Emily existed.

He knew Agnes had fought Ruth over inherited property.

He knew I owned the Chicago house separately.

And he still built a plan around the assumption that I could eventually be pressured into giving it up.
